When renovation beats remodel

If the layout works, mechanicals are sound, and kitchens and baths are in good shape — renovation is usually the better buy. You're getting 60-70% of the visual transformation of a full remodel for 30-40% of the investment. For families prepping to sell, renovation also makes better resale math than a full remodel; you don't get your full remodel budget back at sale, but a renovation largely does.

What's typically included

A typical home renovation includes refinishing hardwood floors, interior painting, trim and baseboard updates, new interior doors or door hardware, updated light fixtures, outlet and switch replacement, and sometimes targeted drywall repair. We often include spot-fix work — patching a cracked ceiling, leveling a door, re-tuning windows — that accumulates over decades of use.

Phased vs. all-at-once

Home renovation is one of the few scopes that phases well. You can do the first floor now and second floor in 18 months; kitchen and primary bath later if you want to upgrade those to full remodel scope. Paint, flooring, and trim drive most of the visual impact and most of the cost. We'll help you pick floor finishes that wear well (satin or matte polyurethane is the Capital Region standard for refinished hardwoods), paint colors that hold up and photograph well, and trim profiles that match the house's era. Living through the work

Renovation is less invasive than remodel but not zero. Floor refinishing takes 3-5 days per area with finish curing; painting runs over it. We sequence rooms so you always have livable space. Most Capital Region families stay in the house during renovation; some decant for the week the floors are finishing because of fumes and dust.
