HomeNest builds single-room bump-outs (extending an existing room by 6-10 feet), full room additions (adding a family room, primary suite, or mudroom), second-story builds (adding a full floor above an existing ranch), and in-law suites with separate entries. Move vs. add

We often start additions conversations by helping clients run the move-vs-add math. Relocation costs, higher property taxes in better neighborhoods, the intangibles of starting over — these all show up in the comparison. Typical Capital Region additions run $40,000 to $120,000+ depending on size, complexity, and whether the addition includes kitchens or full baths. If addition math pencils out, staying put usually wins.

Match the existing house

The worst home additions look tacked-on. We design additions to feel like original construction — matching roofline, siding, trim profiles, window style, and flooring direction. It costs a little more to get the exterior match right, and that investment is what keeps the addition from looking like an afterthought for the next 40 years.

Structural and engineering work

Additions involve real engineering — foundation footings, structural framing, load-path analysis — especially for second-story work. We handle structural engineering, permitting, and inspections. Second-story additions typically require temporary roof protection during construction; we stage this carefully to minimize weather exposure. Common addition types

Family room additions (18x24 typical, $70K-$100K) are our most-requested scope — single-story with lots of glass, connected to the kitchen or living area. Primary suite additions ($80K-$130K) add a bedroom and full bath with the same finish level as the rest of the house. Sunroom and 4-season room additions vary widely depending on insulation and heat. Second-story additions ($110K-$200K+) are the largest common scope and functionally double a ranch's usable space.

Living through the build

Additions typically run 3-5 months on-site, longer for second-story. For single-story additions off an existing room, we can usually isolate the construction zone so you live relatively normally. Second-story work is more disruptive — most clients keep going but accept the noise and dust.
