Pre-construction work (8-16 weeks)
Before we pour a foundation, we spend 8-16 weeks on pre-construction — final design, permitting, site engineering, budget lock, and material specification. This is where good custom homes are won or lost. Under-investing in pre-con is the single biggest reason builds run over. HomeNest builds the real budget upfront, not a starting number that creeps mid-project.
Architecture and design
You can bring your own architect, or we'll work with a partner firm we know well. The key relationship for you is between us as builder and the architect — we vet drawings for buildability, flag where details will drive cost, and sometimes suggest revisions that save months. If you're earlier in the process and not sure where to start, the consultation is a good place to talk through what makes sense for your lot.
Lot and site work
Site conditions — grade, drainage, access, setbacks, soil — drive early decisions. Capital Region lots range from flat suburban to hillside acreage with rock near grade; we scope site work honestly so the foundation budget doesn't surprise anyone. If you haven't purchased the lot yet, we can walk candidate properties with you and give a build-feasibility read before closing.
The construction phase
Once we mobilize, a typical HomeNest custom home runs 9-14 months on-site. Our in-house crew handles framing, finish carpentry, and project management; we work with trusted plumbing, electrical, HVAC, and specialty trade partners we've used for years. Weekly client meetings, a live project dashboard, and clear payment milestones keep everyone on the same page. What $250K-$700K+ actually buys
At the entry of this range ($250-400K in current Capital Region pricing) you're building a quality home with standard-spec finishes on a modest lot. The mid of the range ($400-550K) brings you custom cabinetry, stone counters throughout, premium windows, and engineered hardwood. The top of the range ($550-700K+) is where estate-level work lives — high-end appliance packages, specialty tile, custom millwork, and the level of kitchen remodeling-caliber finish you see in high-end magazines.
